When do I start to see distributions?

While each investment is unique, the distributions typically begin at the end of year one after the transfer of ownership.
When the property is stabilized, we usually distribute profits quarterly.

What is the difference between 506B and 506C deals?

Based on SEC regulations, 506(c) deals are for accredited investors only. 506(b) deals are for all investors given that there is a substantive relationship with someone on the GP Sponsorship team.
What is an accredited investor you ask? That is someone who has more than $1M in net worth (not including homestead) or that makes an income of at least $200k per year or $300k per year if married.
